A home studio and loft.
The Estebans were using their ~900 sq ft home as a home office and studio, even a homeschooling classroom! They needed more breathing space, both in their regular living spaces, as well as the addition of a multi-purpose room for the whole family to use.
Primar did a full home renovation, complete with a new kitchen, the creation of an additional bedroom, and the addition of a studio, storage, mudroom, additional bathroom, and family room loft.

The before.
The original home was a 2-bedroom rancher, with a galley kitchen that was separated by a full wall from the living room. The utilities (furnace, hot water) were all housed in a closet in the center of the home. After the renovation, utilties were moved into the crawlspace with a point-source water heater in a new storage area in a less central location.
A two-storey addition was designed to tie into the house where the original carport was located.
Construction.
In addition to the new construction of the 2-storey studio, loft, bathroom, and mudroom, the existing house was brought down to studs and re-done with new drywall, ceilings, flooring, windows, and insulation. Visitors to the Esteban’s new home in the summer are convinced that air conditioning was part of the reno, when in fact it’s actually the expert Primar craftsmanship and Chris’ attention to detail in everything from the insulation to the bathroom floor tiles.
The asphalt shingles rancher peak roof was re-done in metal, and complemented by a two-tiered shed roof on the addition, and a unique and inviting front porch canopy to tie the original home and addition together.

A new custom home.
The Estebans love their new home. It meets all their needs and has proven to be a favourite hang-out for friends and family. The kitchen / dining / living area are warm and inviting and make for great gatherings. The studio is everything they needed it to be and more. There’s even a little “sleepover nook” accessable by ladder. The upstairs loft is a perfect place to watch a movie or curl up on the couch with a great book. The thoughtfulness of the window design and placement brings natural light into the home at all times of the day.
The Estebans were so happy with their original Primar renovation, that they hired Chris & team again almost 10 years later to add a full suite to their home (that’s it in the foreground of the pic with the purple flowers)—the details of that one are for the next home story!
